Navigating Constraints with Creative Solutions
With zoning and property stipulations mandating the use of river rock wainscot and pitched roof elements, the design faced significant aesthetic limitations dating back to the 1980s. Instead of pursuing a lengthy rezoning process, Multistudio worked within these constraints, collaborating with city planning officials to reinterpret the materials and form in an inventive way.
The approved design transforms the required river rock into a 8-foot screen, adding texture and artistry to the façade rather than applying it as a conventional cladding.
This adaptive reuse project elevates the standard for medical environments, bringing dignity, warmth, and sophistication to a once-generic retail space. The City of Chandler embraced the reimagined design, seeing it as a model for revitalizing outdated properties while meeting the ambitions of a growing healthcare provider. The result is a functional, forward-thinking medical facility that serves both patients and the evolving character of the surrounding community.
